Relationship Between Owners and Tenants
One of the toughest parts of our job is managing the expectations of both of our clients. We have a relationship with both our tenants and our owners. The tenants expect everything to be fixed in a timely manner and owners are interested in cutting costs and only spending money when they are required . . . and we are caught in the middle! At Golden Key Birmingham, we are attempting to walk this fine line and trying to decide on some systems and processes that will make both clients happy. One solution is continuing to add maintenance staff that we consider a tremendous value to our owners. For instance, our sub-contractor vendors charge between $65 and $100 for a service call, then Golden Key charges a 10% mark-up. Anything we can keep in house is simply a base rate of $50 per hour. We perceive this as a tremendous value to both our clients and it is one way we are attempting to keep the tenants and the owners happy with their house investment!
